In my personal experience, it is important to display the property listing in a "what you see is what you get" manner. This is all about meeting expectations.
In a second stage, the actual visit to the property should no less than meet (preferable exceed) the customer's expectations generated through the advertisement.
It is also important that the advertisement allows the client to understand the layout and transition between the different existing spaces in the property and their intended uses.
If the clients understand the space and its possibilities, they will be able to picture themselves living in the property.
